Davies Property Management is a pet friendly company and we realize that most households have some type of pet.

Some of our Owners, however will not allow pets of any type, so please check the property amenities for details to see if a property you are applying for is pet firendly first. 

We reserve the right to change these policies and requirements at any time without notice. 

Pet Fees

Our general policy is to charge $25 for a cat and $50 for a dog. 

We limit 2 pets per household. 

Service Animals

Service animals for handicapped/disabled persons are NOT pets by law, and we cannot discriminate against handicapped/disabled persons with a service animal. In Alberta, service animals are legislated by the Service Dogs Act. Under the Service Dogs Act, service dogs are qualified dogs trained as a guide for disabled persons. Under the Blind Persons’ Rights Act in Alberta, guide dogs are a type of dog trained as a guide for blind people. Both types of dogs must meet the qualifications under the Service Dogs Qualification Regulations.

Both the Service Dogs Act and Blind Persons’ Rights Act prohibits landlords from discriminating against disabled and blind persons with a qualified service or guide dog, provided that the person can control the dog’s behavior. Landlords who discriminate against or deny occupancy of a dwelling unit to a person with a service or guide dog are guilty of an offence and can be fined up to $3,000.

In addition, legislation does NOT allow owners or property managers to collect deposits of any kind for service animals.

However, Davies Property Management can still process applicants who are disabled on the same criteria as other applicants: income, credit, and tenant history. If they fail to qualify in these areas, we can still deny the application. 
 

Unauthorized Pets

Davies Property Management does not permit vicious breeds of dogs. All dog breeds not listed and cats will be considered on a case by case basis. In addition, no exotix, endangered or illegal animals are permitted. No ferrets or dangerous snakes are permitted. All pet reptiles, amphibians, rodents and birds must be caged. There is a limit of 2 pets per household.
